The Skyline Plaza shopping center in Frankfurt is showing encouraging progress after struggling with vacancies and closures in recent years. The center celebrated its tenth anniversary two years ago, and now there are first signs of recovery. The new concept, which was presented in the fall, has already led to successful rentals. As the FAZ reports, the popular fashion chain TK Maxx will move into a spacious 1,500 square meter space on the first floor next fall.
But that's not all: an entertaining project called Coool will also be launched in the same area, which will offer black light mini golf, bowling and childcare. This shows that the center responds to a wide range of visitor needs. A new branch of the fashion chain Kult and the perfumery chain Douglas have also announced their openings - Douglas is already planning to open in the summer.
A new impetus for the center
In total, over 10,000 square meters were newly rented or contracts were extended. The anchor tenants who secured their space include well-known brands such as Saturn, Zara and Peek & Cloppenburg. The sporting goods manufacturer Intersport has also announced that it will be implementing a new concept on the existing existing space.
With an investment of 35 million euros from Allianz Insurance and ECE, the center will also undergo a comprehensive relaunch. Planned structural changes include the installation of a staircase in the middle of the center and the installation of a glass elevator to the roof terrace, which will in the future offer courts for padel tennis. This work is scheduled to begin between 2026 and 2027.
Meeting the needs of customers
In order to meet today's shopping habits, a reallocation and continuous leasing of the sales space is planned. The trend is towards a reduction in retail space, while at the same time gastronomic offerings with outdoor catering are being planned. The dm drugstore will be moving to create more space for these needs. Center manager Kindt also takes the request for a bookstore seriously, as many customers miss Osiander moving out.
The challenges facing shopping centers should not be underestimated: according to a survey conducted on PwC based, it was shown that despite difficult signs, 35 percent of those surveyed went to a shopping center in the last three months. 71 percent of these people visit such a center at least once a month, with 61 percent saying that they often only come to stroll and not to shop.
The importance of leisure and entertainment offerings is also clear: While 68 percent of those surveyed want such services, only 16 percent of operators can provide corresponding offerings. The same applies to the catering industry, where 73 percent demand more choice, while only 46 percent of operators can meet the demand.
With the upcoming developments at Skyline Plaza, it is evident that the mall is committed to reinventing itself and adapting to customer desires. For Frankfurters, this not only means a refresh of the shopping experience, but also the hope that the center will once again become a lively attraction through a variety of offerings.
