New glimmer of hope for Guttel's neglected farm in Rotenburg!

In a promising step for the community of Rotenburg, the former Waldgasthof Guttels is finally being awakened from its slumber. The new owner, Gottfried Salz, bought the property on October 28, 2025 for an impressive 150,000 euros and sees great potential in the building, which has been derelict for years. After a compulsory auction in which Salz was the only bidder, there are now concrete plans to renovate and revitalize the area. HNA reports on the dramatic condition of the property, which is characterized by a backlog of renovations and strict monument protection requirements.

The 73-year-old entrepreneur from Eppertshausen not only brings experience, but also a clear vision: two seminar rooms and six apartments are to be built in the old mill, while space is to be created in the main building for six holiday rooms, a holiday apartment and a restaurant. As an additional incentive, Salz plans to reopen the restaurant in the main building in May 2026. He had already removed four containers of rubbish in advance and gradually implemented security measures to protect the property from further deterioration.

Comprehensive renovation plans

Salt faces several challenges. The building, which was built in 1724 and converted into a restaurant in 1967, is not only a cultural monument, but also in need of renovation. ZVG manager highlights that the property is in a severely damaged condition and various measures are necessary to preserve the old charm while at the same time meeting modern standards.

Salz plans to carry out all renovations with an investment volume of around 600,000 euros. He will have to rely on specialist knowledge, as the renovation of listed buildings entails numerous requirements that require good planning and coordination with the authorities. Experience shows that a comprehensive inventory of the building structure and the involvement of experts, such as energy consultants and construction experts, are essential. Residential construction expert points out that changes to the external appearance of the building require approval and the use of historical building materials is required.

The new owner's vision also extends beyond the purely tourist function. Salz would like to invite kindergartens and senior citizens' facilities from Rotenburg once a week to make a contribution to the common good. This shows that he not only pursues business interests, but also integrates a social aspect into his plans.

Reopening and festivities

Another exciting point is the planned grand reopening celebration, which is to be celebrated over three days, supported by showmen and local actors. Mayor Markus Weber also supported the renovation plans in this regard and expects a positive development for the region. The revival of Hof Guttel could be a real asset for Rotenburg and help preserve the region's tradition and culture.

While preparations for renovation and reopening are well underway, it remains to be seen how developments will impact the historic property. One thing is certain, however: Gottfried Salz has taken a first step in the right direction with his commitment.
