What's happening in Wiesbaden? A new investor could bring a breath of fresh air to the city. GN Immobilienhandel OHG, headed by Necati Gezer and Güner Öztürk, has plans to bring the now outdated palace hotel back into shape. Loud FAZ Gezer not only wants to overhaul the five-star hotel, but also create subsidized living space. He is supported by parts of the city leadership who apparently approve of the idea.

The historic building, which is present in the city with its listed facade, offers enough space for Gezer's vision with its 7,700 m². 50% of the area is planned for residential purposes, while the remaining rooms will be reserved for hotel operations. Particularly exciting: Planned subsidized apartments in Saalgasse are intended to improve the social environment, while regularly rented apartments with a view of Kochbrunnenplatz will be integrated into the extension.

Renovation project within reach

There are currently 85 empty apartments in the palace hotel, which signals a need for action. The renovation costs for the historic building are estimated at around 40 million euros. Gezer is convinced that his company can carry out the renovation more effectively than the city. With extensive experience from projects such as the high-rise at Mainz Central Station and the Hotel Bären in Wiesbaden, he brings valuable specialist knowledge.

Another location, house 43 in Obere Webergasse, is currently being renovated, while the Truffle Hotel has already been acquired. Options for operators and tenants are now being examined. While politicians rejected the sale of the palace hotel and the SPD sub-district party conference also supported this decision with a clear no, the Left Alliance is actively looking for opportunities for a leasehold through private investors. This will be done through a market exploration process that will start soon.

The next steps

The tender for the leasehold is expected to begin at the beginning of next year. Gezer sees this lease as an advantage for the renovation of the palace hotel. It is also interesting that the five-star hotel is not self-operated; instead, the search is for an experienced operator. The renovation time is estimated to be around three years, which gives city planners enough time to develop a suitable management concept.

In addition, it is planned to use the parking options for hotel guests in the municipal parking garage at Bowling Green or the GWW “Weberhof” parking garage. Mayor Christiane Hinninger and head of the building department Andreas Kowol have already been informed about the plans and are optimistic. The head of the economic department even sees a clear need for another five-star hotel in Wiesbaden - a positive signal for the city and the upcoming developments.
