New apartment building in Bad Arolsen: social housing for the region!
There are signs of a positive turnaround for social housing in Bad Arolsen. The Arols housing cooperative has presented plans for a new apartment building with twelve residential units in order to meet the high demand for affordable housing in the region. With a total volume of around 3.3 million euros, of which 600,000 euros are covered by the cooperative's own contributions, the project is intended to offer new perspectives for future tenants. As the HNA reports, it is the first time in 20 years that new social housing will be created in the region.
The initiative for this pilot project is based on a joint suggestion from the CDU and SPD in the district council, which submitted the application to improve social rental housing construction in the summer of 2023. At the most recent meeting of the district council, the decision was made unanimously - apart from abstentions from the Free Voters and the FDP. This is an important step towards a more diverse residential landscape.
Funding and support
The financing of the project is secured through various commitments. WI Bank is providing a low-interest loan of 1.4 million euros and is supporting the project with a grant of 560,000 euros. In addition, the city of Bad Arolsen will provide an interest subsidy of a maximum of three percent for 240,000 euros over the next 15 years. The district also plans to support up to 400,000 euros as an investment subsidy.
Where does the path lead? The location for the new construction project is on Schlesienstrasse, right next to the popular Arobella swimming pool. This location not only offers good connections to the local infrastructure, but also promotes the social integration of tenants. The planned apartments are designed to meet different needs: six units are intended for two people, three apartments for three people and three more for four people.
Need for social housing
The current situation on the housing market shows that there is a significant need for social housing in Bad Arolsen. According to Budenheld, there are currently 75 available social housing units in the city, which are occasionally offered on various housing exchanges. It is important for those interested to know that a housing entitlement certificate (WBS) is required for these state-subsidized rental apartments. Before signing the contract, the landlord must view it.
The competition for social housing is fierce. In order to increase the chances of getting a rental agreement, interested parties should bring all the necessary documents, such as tenant self-disclosure, certificate of freedom from rent debt and the WBS, to the viewing appointment. Using additional information from Budenheld, it is possible to search for an apartment online or via regional housing companies in order to create transparency in the offer.
The Arols housing cooperative already has a waiting list of around 300 interested parties, which underlines the urgency of the project. The realization of the new apartment building will not only alleviate the housing shortage, but will also contribute to creating social diversity in Bad Arolsen.
