Something is happening in Bensheim! Property developer Sahle Wohnen is celebrating the construction progress of 97 publicly subsidized apartments, which is a real step in the right direction for the city. This remarkable project will create a total of 49 senior apartments and 48 family-friendly units. With an investment volume of an incredible 25.5 million euros, ten modern apartment buildings will be built that take the demographic change in the region into account. The Report from mynewsdesk highlights that the state of Hesse is generously supporting the project with a construction loan of 11.5 million euros, supplemented by state and federal subsidies amounting to 9.1 million euros.
The apartments will be between 50 and 89 square meters in size and offer plenty of space for two to four-room apartments. What is particularly practical: All buildings are equipped with elevators, which makes access easier for seniors. There is also an energy-efficient design, which includes, among other things, a combined heat and power plant, underfloor heating and over 230 photovoltaic modules. The environmental aspect is also very important.
Quality of life in focus
The net rental price will be 7.60 euros per square meter - a price that can really be seen today. There are also numerous community offerings, such as a leafy courtyard, a common room and a children's playground, which are intended to promote neighborly interaction between families and seniors. Uwe Sahle, one of those responsible, emphasizes the importance of this project for the demographic development of the city. Umut Sönmez and Christian Engelhardt also emphasize the need for affordable housing, while Christine Klein describes the entire district as a milestone for Bensheim.
Interestingly, this construction is no coincidence. Current analyzes of demographic change in Germany show that the demand for housing is changing significantly. An increase in housing demand is expected by 2030, particularly due to the increase in one- and two-person households. In the coming years, the age structure is likely to show serious changes, which will also lead to a decline in the average living space used in many areas. Completion of the new apartments is scheduled for the fourth quarter of 2026 and expectations for the local housing market are high. Mobility is also ensured with 75 underground parking spaces, 15 outdoor parking spaces and more than 100 bicycle parking spaces.
