HIH Invest acquires sustainable logistics property in Bensheim!
Something is happening in the logistics real estate sector in Bensheim. HIH Invest Real Estate recently acquired a newly completed logistics property on a spacious 28,700 m² brownfield site at Berliner Ring 9. This is a project by the renowned developer Panattoni, who is making an important contribution to the local economy with this new building. The purchase was carried out as part of forward funding, financed exclusively with equity from an institutional investor. This shows the trust in the region that HIH Invest is demonstrating with this step.
With a total rental area of 13,010 m², the logistics property not only offers space for companies, but also various usage options. The property comprises 11,286 m² of logistics space, 1,347 m² of office space and 377 m² of mezzanine space. There are also 45 parking spaces available, some of which are already equipped for electric charging stations. Particular attention is paid to the building's sustainable concept, which includes an integrated heat pump, increased insulation and preparation for a photovoltaic system. Even partial green roofs are planned and the aim is to obtain a DGNB Gold certificate.
Long-term rental contracts and good connections
The property is leased long-term to the MSK Pharma Group, one of the two companies that act as the main tenant. Heppenheim is the headquarters of MSK, and with this location Bensheim plays a key role in their logistics structure. But it's not just the tenants who benefit: the hall is designed to be suitable for multi-tenant use and can be divided into two separate hall areas. This ensures flexibility for future tenants.
The location couldn't be better. Responsible city planners have thought of this: the proximity to highways 5 and 67 as well as federal highways 47 and 460 ensures excellent transport connections. If you are traveling from further afield, you can reach Frankfurt Airport in around 30 minutes. The large cities of Mannheim, Ludwigshafen, Heidelberg and Darmstadt are also not far away, all reachable within about 30 minutes. For the environmentally conscious, there are also good connections to public transport through nearby bus stops and a regional train station.
Economic strengthening of the Rhine-Neckar region
The Rhine-Neckar region, known as one of the strongest economic regions in Germany, will be further strengthened by such investments. The legal and tax acquisition reviews were carried out by Ashurst, while the technical and ESG due diligence was carried out by Stane Consulting. This ensures that all aspects of the project are in accordance with the highest standards.
With the acquisition of this logistics property, HIH Invest Real Estate is making a strong statement in the region and contributing to strengthening the local economic base. Even though there are still challenges in Bensheim, this project is certainly a step in the right direction and shows that the region is very popular for investment. Who knows, maybe there is more in the pipeline!
